ASD Capital’s lending area encompasses South Western Ontario. More specifically SD Capital will lend within the cities of GTA plus 10 km; and in the rural fringes of these communities. All properties must be within a 30 minute drive to an Urban Centre.
SD Capital’s maximum loan to value on any mortgage is 85%. This is for properties located within our urban centres listed above plus 10 km. Anything outside these areas are subject to loan to value cutbacks.
SD Capital offers first and second mortgages on owner occupied residential properties, single family rentals, multi-unit rental properties, construction financing, commercial properties, raw land and seasonal dwellings. Please contact your business development manager for specific criteria for each different category.
ASD Capital does offer construction financing on multiple projects. We are well versed in independent self builds, spec builds and turnkey Tarion contract builds. Each build is unique and we offer the opportunity for the builder/borrower and the broker to join us in the office to help lay out the foundation of the project. SD Capital does not have an approved appraisers list. We indicate in each commitment the preferred appraiser. If you are ordering an appraisal prior to submission Magenta will review it and determine if we are able to proceed with it. It is recommended that you contact your business development manager to determine if your appraiser is accepted prior to ordering.
SD does not offer financing on leased land, remediated grow ops, mobile homes, deep rural properties, properties with preserved wood foundations, properties with holding tanks and farm land where the primary income is derived from the property.
